North Park Commons
North Park Commons Housing Development
Start 2020 - Expected Completion 2026
With 74 single family lots and 16 duplex lots this project is well underway. 34 of the 90 total lots are complete, 25 are under construction, and 32 are sold to developers and ready to be constructed. This project is expected to create a 30+ million dollar increase in valuation.
Pioneer Trail Flats
Start 2018 - Complete 2020
This 84-unit apartment complex has been open for a couple years now. Units are in full occupancy. This project has created a 9.1 million dollar increase in valuation.
Downtown Development
Garage Flats
Start 2023 - Expected Completion 2024
This downtown project is nearing completion. This 4-unit project is set to open in late spring. Construction on an old lot has added to the overall appeal of downtown.
Theatre District
Aspen Bluff
Start 2022 - Expected Completion 2024
This Theatre District project will provide 78 units of apartment living for our senior community of age 55 and over. Occupancy is set for May 2024. The Theatre District is an up-and-coming neighborhood with commercial, retail, industrial, and living amenities.
Rural Workforce Housing Funds - Nebraska Department of Economic Development
HEDC has been able to utilize multiple rounds of Rural Workforce Housing Funds through the state of Nebraska. In 2018 the matching and award funds totaled 1.8 million dollars and the funds allowed over 104 units with a17.5 million increase in valuation. In 2022 the matching and award funds totaled 1.6 million dollars and the funds have gone towards 58 units and counting today. 19 of the 58 units have already increased valuation by over 5.5 million. The North Park Commons Housing Development Neighborhood is expected to create a 30+ million-dollar valuation increase overall. Lastly, revolving funds from the 2018 project have built 84 units and counting. We look to continue awarding more projects in the future that add to our community.

Theatre District Flats - Multi-Family Home Project
Another Theatre District project will start construction this fall. These will have 58 market rate unit apartments. The Theatre District is an up-and-coming neighborhood with commercial, retail, industrial, and living amenities.
Multi-Family Home Project
In total this project is expected to create 198 units on 12-15 acres of a 42-acre property with the hopes of the remaining acres being developed for single family homes. This project is in its infancy and is currently seeking approval, with the intention of construction beginning in fall of 2024.
Multi-Family Home Project
This project is a 58-unit project on 3-5 acres. This project will be a mix of income qualifying and market rate units.
